You'll find us in person at breakfast and all morning, to welcome you and share our tips. During the day there is no reception: you let yourself in completely independently with self check-in, using the personal access codes you receive on the day of your arrival. A genuine welcome, with the freedom to arrive whenever you prefer.

Booking and cancellation
- Free cancellation: cancel at no cost and receive a full refund up to the day of check-in. Maximum flexibility guaranteed.
Included services
- Breakfast: breakfast is included in the price. For any allergies or intolerances, please let us know at least 2 days before arrival.
- Room amenities: linens, towels, beach towels and comforts such as a minibar, fast internet and Netflix access.
- Parking: each guest has a reserved, video-monitored parking space inside the courtyard. We are not liable for damage to vehicles caused by third parties, natural events (hail, wind, falling branches) or other events beyond our control.
- Cleaning service: the room is thoroughly cleaned with fresh linen at every check-out. For stays of at least 2 nights, cleaning is done from the second day and then every 2 days. Towels can be changed daily, but only by 10:30 am — just let us know.
Self check-in
- On the day of your arrival you will receive the access codes to the property via WhatsApp or email.
Tourist tax
- The tourist tax is paid directly at the property. Per the Municipality of Bellagio regulations it is €3 per person per night, excluding children up to 11 years old.
General policies
- Smoking: smoking is not allowed inside the property or in the rooms. In case of violation a fine will be applied according to current regulations and the stay will be cancelled.
- Pets: pets are not allowed inside the property.
- Parties: parties, gatherings and stag/hen events are not allowed.
Check-in and check-out times
- Check-in: from 4:00 pm.
- Check-out: by 10:30 am.
- Free luggage storage: if you arrive before check-in, we offer a free luggage storage service so you can start exploring Bellagio right away.
